While you're sure to savor morning walks on the beach, and afternoons spent with a good book and toes in the sand, The Layne House also has a private pool and expansive decks that overlook the dunes, ensuring that everybody has a spot to relax and soak in the sun.

From this oceanfront property, six miles of white, sandy beaches beckon just steps outside the The Layne House, which is located on one of the biggest and most private waterfront tons on Isle of Palms. Majestic palmetto trees tower over lush beach vegetation, all swaying to and fro in the breeze.

The roomy and private primary suite offers beautiful ocean vistas framed in floor to ceiling windows. With a separate sitting area, doors that step out to the oceanside deck, and a spa-like bath with opulent soaking tub and walk-in shower, this is sure to feel like your own private getaway. Three additional bedrooms each have ensuite bathrooms.

You'll appreciate days spent soaking up the sun, surf, and calming tranquility, but The Layne House also offers an idyllic island town experience that the Isle of Palm locals adore. Perfectly positioned, this home provides painless access to the best of the lowcountry. Explore the historic appeal of Charleston, the laid-back vibe of Sullivan's Island, and the vibrant shopping and dining of Mount Pleasant—all just a short drive away.

Isle of Palms features some of the most fashionable eateries and cafes east of the Cooper River, and the island offers a wide variety of delicious seafood and other local specialties, including Coda del Pesce, Coconut Joes Beach Grille, Acme Lowcountry Kitchen and the locally adored Sea Biscuit Cafe, that serves up only breakfast, but is well worth the wait. You'll find fresh dining options dotted throughout the island, including Long Island Cafe which is located right beside Harris Teeter, The Boathouse, located on the water overlooking the Intracoastal Waterway and Islander 71. Located on the point where Morgan Creek meets the Intracoastal Waterway, Islander 71 overlooks the water and has spectacular vistas. When the sun sets and the nighttime is heating up, head to the ever trendy The Windjammer beachfront bar.

Every property in our portfolio is designed to host only vacation guests, and guests of Luxury Simplified Retreats are expected to abide by the rules and NOISE ORDINANCE enforced by the City of Isle of Palms. Those that violate the terms of occupancy, host events, and/or events will result in immediate loss of use. The Layne House does not allow family pets. No exceptions. The Layne House is a NO SMOKING property. No exceptions.

Access
Your Concierge will meet you at the home upon your arrival to check you in. Should our schedules not line up, your Concierge will walk you through how to get into the property. If you have any questions about directions or access to the property, your concierge will be ready and waiting to assist you by phone. There is room for five (5) cars at the home.

Interaction
Upon arrival, after the established 4PM check-in time, you may enter and exit the rental at your leisure. Your Concierge will meet you at the property upon check-in and provide valuable information about the home. Should an in-person meeting not work out, your Concierge will provide you with all the instructions you will need. We are here to make the check-in process a seamless one!

Our concierge team is committed to delivering exceptional service, impeccable cleanliness and all the amenities of your everyday home. With each stay you will enjoy high thread count linens, spa quality towels, hair dryer, ironing board, washer and dryer, standard coffee maker and Keurig, kitchen cookware and silverware, shower toiletries and soaps, additional linens and towels, air conditioning, cable, and wireless internet, and more. With our concierge services you can choose to have our team handle all the details of your trip. From stocking your refrigerator to reserving beach equipment, there isn't much our Concierge team can't help you with during your stay. And should you need any recommendations, it would be our enjoyment to provide suggestions for eateries, make reservations, organize activities, and answer any questions.

We offer the option to purchase trip insurance through Rental Guardian. We highly recommend adding trip insurance to your reservation, especially if you are traveling during hurricane season (June-November).

At the time of booking, we require a payment of 50% of your total rental amount. The remainder of your balance will be due 30 days prior to your check-in date and will be automatically charged to the card we have on file. If you are booking within 30 days of your expected arrival date, the full payment is due at the time of booking.

The City of Isle of Palms has a noise ordinance starting at 10PM that applies to private residences. Please be mindful of your neighbors. Noise complaints can result in fines and rental termination.

Minimum rental age is 25.

About the Area

Located in Isle of Palms, this vacation home is on the beach. Fort Sumter and USS Yorktown are notable landmarks, and some of the area's activities can be experienced at Wild Dunes Resort Golf Course and Port of Charleston Cruise Terminal. Tips to get the optimal vacation rental experience:

Getting the best rental value:

  • Summer is high season in the Isle of Palms area. To book the best rental within your budget, we recommend booking in the Fall or Spring shoulder seasons. You'll benefit from lower rental rates, greater selection, gorgeous weather and the absence of giant crowds at restaurants, beaches, and activities.
  • The sooner your group can book a vacation rental, the easier your search will be. The best properties are reserved early. Reserving your vacation property six - twelve months before your vacation dates is recommended. Holidays such as Christmas and Thanksgiving are excellent times to plan and reserve your vacation home.
  • Active Duty and veterans of the US Armed forces may be qualified for special discounts. Be sure to ask your prospective property management company or host whether your group qualifies for a price reduction or discount.
  • Booking websites often offer customers an option to obtain trip insurance protection. Trip insurance, which commonly costs between 1% - 5% of the base reservation price, offers visitors reimbursement of costs for missed vacation time as a result of medical-related catastrophes or weather, as well as ensuing additional hurricane evacuation charges, such as an unanticipated hotel or extra gas expenses. Trip insurance can be a a welcome relief if the unforeseen occurs. Ask your property manager for specifics.
  • Look for your local visitors guide when you check-in. If your rental property doesn't have one, you can find them at local shops and visitor centers. In addition to great local articles, travel guide magazines contain deals for local restaurants, attractions, and tours.

Choosing and booking the right Isle of Palms rental home:

  • Start by having your group decide on dates and a maximum budget.
  • Determine how many beds and what type of bedroom configuration your family needs. Oceanfront, Private Pool, Steps to Beach has 4 bedrooms and 5 bathrooms.
  • Specific descriptions of bedrooms and bed counts & types is commonly accessible on booking pages. If not, email or call the property management company before reserving the rental. Note that most properties list maximum guest capacity, which often includes pull-out couches.
  • Are you visiting for a specific attraction or event? If so, use a map search to find nearby rentals.
  • Appropriate accessibility can make or ruin a vacation for the less-mobile. Make certain to ask about wheel chair accessibility, pool lifts and specialized equipment needs.
  • Some rentals allow pets, and some don't. Allowable types of family pet, weight and breeds may be restricted, and added costs may apply. Ask the property management company about your furry family members before booking.

Advice for a wonderful stay:

  • We recommend storing the host's contact information in your smartphone and wallet.
  • Upon arrival, document any issues with the property and immediately alert the host. Record all correspondence in case a dispute arises.
  • Ask questions. You may want instructions for a fireplace, stereo or washer/dryer. Contact your owner. They are there to help! A brief phone call can prevent quite a few issues.
  • Respect the neighborhood. Often, surrounding homes are filled by local residents. Respecting quiet hours and parking regulations can make a stay significantly more pleasurable.
  • Speaking of neighbors... Ask a local resident! Locals can typically help. Who better to ask where to spend a rainy day, have a great night on the town, or the best spots for fine dining?
  • Lock your rental while you are away. Protect your property!
  • Don't leave anything behind! Before departing, walk through the rental to make sure you've collected everything. Re-check bathrooms, dressers, and closets for hidden treasure. Remove everything from the refrigerator and take or dispose of leftovers.
  • Walk through the property one final time and keep an eye out for any damage. We suggest walking through with the property manager whenever you can. If the property manager is not available, take video of the rental to record its condition at check-out.
  • Did your family have a terrific vacation? Many rental home management companies make it easy for guests to provide comments. If your property and/or property management company was wonderful, they would love to hear it. If anything was imperfect and they failed to correct it within reason, or if the vacation rental wasn't as described, you'll want to make a note as part of your feedback.
